What Procurement covers
Materials are where a build quietly loses both money and time. We buy at trade prices through supplier relationships built over a decade of continuous ordering, and — more importantly — we buy against the schedule. The tile arrives the week the tiler does, not two months early to be stored, damaged, and effectively paid for twice.
Every item is specified against the drawings before it is ordered, checked against that specification on delivery, and tracked to the room it belongs in. When something is discontinued or delayed — and on a long-lead item, eventually it will be — we bring you a like-for-like alternative with the price and the date attached, before it turns into a stopped crew.

Orders placed, confirmed and tracked, with long-lead items flagged against the schedule the moment a date slips.

Deliveries sequenced against the trade schedule, with parking, hoisting, access and protected storage arranged before the truck arrives.
Inspection & claims
Everything checked against the order on arrival. Damaged, short or wrong goods are returned and chased by us, not by you.
Procurement, stage by stage
The order the work actually happens in, and what each stage settles before the next one can start. No stage begins until the one before it is signed off.
Take-off
Quantities are measured from the drawings rather than estimated from experience, so the first order is close to the last one and the budget line means something.
Specification & sourcing
Each item is matched to a real product with a real lead time. Anything with a long lead is identified now, because that is what dictates when the crew can be booked.
Quotes & approval
Options come back to you with prices and dates. You approve the schedule of materials once, and that document becomes the reference everything is ordered and checked against.
Ordering & tracking
Purchase orders go out against the construction programme, and confirmations, part-shipments and slipped dates are tracked so a delay surfaces weeks before it can bite.
Delivery & handover to the trade
Goods are received, checked against the specification, stored protected and released to the trade that needs them — with the paperwork kept for the warranty file.
