General Contracting
One contract, one supervisor and one number to call — civil, MEP, millwork and finishes run as a single job.
What General Contracting covers
General contracting is the part of this business that decides whether everything else holds together. Somebody has to own the schedule, price the whole scope, book the trades, meet the inspector and answer for the result — and when that somebody is a coordinator rather than the contractor, every gap between trades becomes a conversation you end up chairing.
We contract for the work, not for the management of it. The core trades are ours, the specialists are people we have used for years, and the price you agree is the price we carry the risk on. One contract, one supervisor, one number to call.
- Single point of accountability
- Self-performing core trades
- Fixed, itemized pricing

General Contracting, delivered
Not a description of effort — the documents, approvals and finished work that end up in your hands, and what each one is for.
- Contract
- One agreement, one accountable party
- Core trades
- Self-performed, not brokered out
- On site
- A named supervisor, every working day
- Priced
- Itemized and fixed against a defined scope
A defined scope of work
Written specifically enough that a stranger could read it and know what is included — and, just as importantly, what is not.
An itemized fixed price
Line by line rather than lump sum, so you can see the cost of every decision and what a change would actually move.
A dated programme
Built backwards from the date you need the space, with the trade dependencies and the inspection points visible on it.
One supervisor
The same person on site every day the crew is, answering for every trade in the building rather than for one of them.
Insurance and compliance
Licences, certificates and site-safety documentation in place for us and for every trade we bring through the door.
Handover and warranty
Punch list closed out, systems demonstrated, and the workmanship warranty and manufacturer paperwork handed over together.
General Contracting, stage by stage
The order the work actually happens in, and what each stage settles before the next one can start. No stage begins until the one before it is signed off.
Scope and estimate
We price from the drawings rather than from a square-foot rule of thumb, and we tell you what is excluded at the same time as what is included.
Contract and mobilisation
Scope locked before price is locked, then permits, insurance, long-lead orders and site logistics closed out before anyone arrives with a tool.
Trade procurement
Specialists booked against the programme — not called when the previous trade finishes and asked how soon they can come.
Build and supervise
Daily supervision, weekly reporting, inspections scheduled ahead of the work reaching them, and any change priced and approved before it happens.
Close out
Final inspections, sign-off, punch list walked with you, and the documentation package handed over.
What's in, and what's handled separately
Written down before the estimate rather than argued about at the end. Anything in the right-hand column is either another one of our services or a licensed specialist we bring in for you.
