What Inspection covers
Inspection means two different things, and we do both. During a build it is the checks that let the next trade start — rough-in, structural, fire-stopping, and the special inspections a filing requires. At the end it is the sequence that turns a finished space into a legal one: final inspections, sign-off, and the certificate that makes the space usable on paper as well as in fact.
We also inspect buildings we did not build. Before you buy, before you sign a lease, or before you go to contract on a renovation, a walk-through by people who file and build in this city tells you what the space really needs — including the work a previous owner did without a permit that lands on you the moment you file anything.

Pre-construction condition survey
The state of the building before anyone touches it, photographed and recorded — which is what protects you and your neighbours when a crack gets argued about later.
Phase inspections
Structure, rough-in, fire-stopping and close-in checked as the work reaches them, so a defect is caught while it is still open and cheap.
Special inspection coordination
The third-party inspections the permit requires, booked to happen while the work is open rather than after it has been covered up.
Written report with photographs
What was found, what it means, what it takes to fix it and in what order — written by people who price and build the fix, not just name the defect.
Punch list
Every outstanding item listed by room and by trade, tracked to closed, so handover is a document rather than an argument.
Final sign-off pack
Inspections passed, paperwork closed, and the letter of completion or certificate of occupancy in your hands.
Inspection, stage by stage
The order the work actually happens in, and what each stage settles before the next one can start. No stage begins until the one before it is signed off.
Scope & records review
We pull what is on file for the property first — prior filings, the certificate of occupancy, open violations — so the walk-through is checking the building against its own paperwork.
Site walk
Structure, envelope, egress, mechanicals and finishes, photographed as we go. On a pre-purchase inspection this is where unpermitted alterations usually surface.
Testing & verification
Where something cannot be judged by eye, it gets verified — levels, moisture, systems under load, and anything the filing requires a third party to witness.
Written report
Findings, photographs and priorities, separated into what has to be done now, what has to be done before you file, and what can wait.
Re-inspection & close-out
Once corrections are made we re-check them and carry the file through to sign-off, so the report ends in a resolution rather than a list.
