Filters, seals, drains, roofs, plant and the compliance paperwork behind all of it start ageing immediately, and the difference between a building that stays cheap to run and one that does not is almost entirely whether anyone is looking after it on purpose.

Survey and inventory
We walk the building and record what is there: plant, systems, finishes, ages and condition, plus whatever paperwork already exists for it.

Schedule
The planned work is spread across the year and booked around how the building is actually used, rather than dropped in whenever a crew is free.
Maintain and respond
Planned visits happen on the calendar; reactive calls get triaged, priced where they are not covered, and fixed by the same crew.
Report and re-plan
You get a written record of what was done and what was found, and the plan for next year is built from it rather than from scratch.
