What Construction covers
This is the part everything else exists to make possible. Our crews self-perform the core trades — concrete, framing, carpentry and finishes — and the licensed specialties go to trades we have worked with for years, on our schedule and under our supervisor. One person answers for all of it, and that person is on site rather than on a phone.
A build is run in the open here: a dated schedule you can hold us to, an itemised budget where a change is priced and approved before it happens, and a weekly account of what actually moved. The alternative — a lump sum and a shrug — is how projects drift with nobody able to say why.

Built backwards from the date you need the space, trade by trade, with the dependencies visible — so a slip is something you can see coming rather than hear about after.
An itemised budget
Priced by line rather than by lump sum, so you can see what each part of the job costs and what a decision you are weighing would change.
Site set-up & protection
Hoarding, dust barriers, floor and finish protection, and a plan for how the rest of the building keeps functioning while we are in it.
Weekly progress reports
Photographs, what got finished, what is next, and anything that moved — sent to you, not waited for until you ask.
Change orders in writing
Scope, price and schedule impact stated and agreed before the work happens. No verbal extras, and no surprises on the final invoice.
Punch list & handover
A walkthrough, a written list, the list closed out — then the warranties, manuals and marked-up drawings handed over at the end.
Construction, stage by stage
The order the work actually happens in, and what each stage settles before the next one can start. No stage begins until the one before it is signed off.
Pre-construction
Drawings, permits and long-lead orders confirmed, the schedule built backwards from your date, and the crew and specialist trades booked into it before anyone shows up.
Set-up & demolition
Protection goes in first, then selective demolition — which is also when the building tells us what the drawings could not: what is behind the wall, and what the last renovation left there.
Structure & rough-in
Framing, concrete and structural work, then plumbing, electrical, HVAC and sprinkler roughed in — inspected and signed off before anything is closed up over them.
Close-in & finishes
Insulation, drywall, flooring, tiling, millwork and paint, sequenced so trades are not working over each other and nothing finished gets damaged by what comes next.
Fit-out & commissioning
Fixtures, equipment and appliances installed, then systems tested and balanced so the space works on the day you take it rather than the week after.
Punch list & handover
We walk it with you, write the list, close it out, and hand over the documentation. The job is finished when your list is empty, not when ours is.
